We can also advise on what sort of tenancy might suit you. For example, a short tenancy is sometimes the best option, especially if you’re planning redevelopment or selling. But much of the time, extended tenancies suit all parties – we are adept at formulating beneficial renewals.
How do we keep your property let? First of all, we take the time to value your property accurately, so you know what to expect as well as maximise your income. We also get it ready for viewing, advising on, and organising, refurbishment if necessary. To showcase it, we provide professional photography and floorplans, with online listing and advertising as required.
Gas safety and energy performance certificates, tenancy agreements, inventories and other documentation is all part of getting your property ready for tenants, but it’s time consuming and can be confusing too. By letting us arrange everything, all you’re left with is peace of mind, happy tenants and a legally compliant tenancy.
Once we have potential tenants lined up, we can negotiate on your behalf, and when an offer is agreed, take a holding deposit and issue an acceptance letter. Before signing a tenancy agreement, we check references, including work and credit history, and ensure the tenant has a right to live and rent in the UK.
